Who is Triton North?

Triton North is a privately held investment firm based in Miami. We invest in real estate and private equity across Florida and the U.S. Southeast, and we operate our investments hands on.

Who can invest with Triton North?

Our opportunities are generally offered to accredited investors, family offices and institutions, in the United States and abroad. Eligibility and terms are shared in the private data room.

What is an accredited investor?

An accredited investor is an individual or entity that meets certain income, net worth or professional criteria defined by U.S. securities regulation, allowing participation in private investment offerings.

How do I get started?

What is a data room?

A data room is a secure, private space where qualified investors can review detailed materials for an opportunity, underwriting, plans, structure and projected returns.

What kinds of real estate does Triton North invest in?

Value add multifamily, ground up multifamily development, master planned communities, income generating homes and preferred equity positions, primarily in Florida and the U.S. Southeast.

What is a master planned community?

A large, thoughtfully designed residential development built around homes, amenities and infrastructure. For investors it offers exposure to land development and long run demand for attainable housing.

What is preferred equity in real estate?

A position that ranks ahead of common equity in the capital stack, typically receiving priority, often fixed rate, distributions, offering a more protected risk profile backed by an income producing asset.

Can I buy individual income generating units?

Yes, some opportunities, such as Sodo House in Orlando, let investors acquire individual, income generating homes with rental income and appreciation potential.

Private equity
What does Triton North's private equity do?

We acquire established, cash flowing operating companies in essential, service based industries and grow them through operational improvement and add on acquisitions.

What is a buy and build (roll up) strategy?

Acquiring a platform company and growing it by integrating add on acquisitions, increasing scale, efficiency and value across a fragmented industry.

What are integrations?

The process of combining acquired add on businesses, their systems, teams and operations, into one larger, more efficient platform.

What is EBITDA and why does it matter?

EBITDA (earnings before interest, taxes, depreciation and amortization) approximates a company's operating cash flow. Growing EBITDA through operations and add ons is central to value creation in private equity.

What does it mean to invest as a general partner (GP)?

A general partner participates in the sponsor side of a strategy, sharing in the economics created as platforms are acquired, built and grown, rather than investing passively in a single deal.

Can foreign investors invest in U.S. real estate and private equity?

Yes. Triton North works with international and U.S. investors alike. U.S. real estate and private equity offer exposure to a large, transparent market denominated in U.S. dollars.
